Contemporary full-width rear extension to terraced property, Berkshire
The owners of this end-of-terrace, three-bedroom property aimed to take full advantage of permitted development rights to add a new kitchen and dining area to the rear of their home, utilizing a limited garden space.
The primary challenge was maximizing the living space in a small garden plot without compromising the remaining outdoor area. Our goal was to secure approval for an extension larger than typically accepted by planning regulations. While a small, limited extension could have met the basic requirements, we aimed to deliver a beautiful, spacious kitchen and dining area that utilized the restricted rear garden to create an airy and open atmosphere.
To achieve this, we designed a minimalist extension that spanned the full width of the existing house boundaries. We maximized natural light by incorporating roof lights that wrapped down, providing diverse light sources and allowing light to play around the main kitchen space throughout the day. Glazing overlooking the redesigned garden area creates a seamless indoor-outdoor connection, offering a unified living experience.
To realize our vision for this larger-than-usual contemporary extension, we utilized The Larger Home Extensions Neighbour Consultation Scheme. This scheme permits extensions larger than those typically allowed under Permitted Development Rights, provided a structured consultation with neighbors is undertaken. This strategy enabled us to secure approval for the extension, enhancing the client's living space significantly.

Now complete, this project provides our clients with a stunning new kitchen and dining area that fully utilizes their garden space while maintaining an open and airy living environment. The project comprised of a 30m² extension, plus 10m² internal refurbishment and external landscaping.
