Loft conversion and internal remodelling to transform bungalow, Reading Berkshire

Our clients approached us with the goal of converting their two-bedroom bungalow, situated on a generous plot, into a spacious five-bedroom house. The key elements of the brief were to create additional bedroom spaces through a loft conversion and to open up the ground floor plan for a more modern, cohesive living area.

Our
Approach

This project involved reimagining a previously extended property that suffered from an internal windowless room. Instead of extending the ground floor further, our proposals focused on opening up and restructuring the existing space to create a more functional and inviting home.

Ground Floor Transformation

Opening to the Garden: The dining space was opened up to connect with the southwest-facing garden, creating an ideal setting for BBQs and garden parties. This change not only facilitated the family's entertaining needs but also brought in more natural light, enhancing the overall ambiance of the home.

Relocating the Entrance: The main entrance was relocated to the front of the house, allowing us to incorporate a guest en-suite facility on the ground floor. This thoughtful redesign improved the flow and functionality of the home, providing a welcoming space for guests.

Double Height Entrance: A new double-height entrance was created by extending into the existing roof space and adding Velux roof lights. This approach flooded the entrance area with natural light and added a sense of grandeur, while maintaining minimal impact on the street scene, adhering to local planning constraints.

Loft Conversion and Rear Extension

Master Bedroom Suite: The loft conversion and rear extension focused on creating a luxurious master bedroom that cantilevers over the ground floor glazing. This design feature provides solar shading and offers secluded views over the extensive garden, blending privacy with a connection to the outdoors.

Private Sun Terrace: A small private sun terrace was added to the master suite, offering a perfect oasis of calm. This secluded space allows the homeowners to relax and enjoy their garden from a unique vantage point, away from the bustle of family life.

Conclusion

This project successfully transformed a previously extended property into a bright, functional, and inviting family home. By rethinking the existing spaces and focusing on smart, impactful changes, we enhanced the home's layout, light, and usability without further extending the footprint. The result is a dramatic yet harmonious living environment that perfectly meets the needs of a bustling family while offering serene retreats and impressive entertaining spaces.

 

AREA AND COST

Approximately £185,000 to convert a 114 m2 (1,225 sq.ft.) bungalow into a 190 m2 (2,050 sq.ft.) luxury house.

FEATURES

In this project, we employed innovative construction techniques, including lightweight Structural Insulated Panels (SIPs), to create a first-floor extension that seamlessly integrates with the existing structure. The use of SIPs allowed us to achieve a strong, durable, and energy-efficient extension while minimizing construction time and waste.
